Esta contracci\u00f3n responde, en gran medida, a la liberaci\u00f3n de importantes superficies en la zona Norte de CABA.<\/strong><\/p>\n\n\n\n<p><em>\u201cEl mercado muestra una pausa luego de meses de recuperaci\u00f3n, pero la demanda se mantiene latente. Las empresas siguen buscando calidad, aunque con decisiones m\u00e1s estrat\u00e9gicas y un enfoque prudente de largo plazo\u201d,<\/em> explic\u00f3 <strong>Juan Manuel Farola<\/strong>, Gerente Comercial de Colliers Argentina.<\/p>\n\n\n\n<p>Durante el trimestre, los edificios clase A+ concentraron la mayor vacancia, con 185.852 m\u00b2 disponibles y una tasa del 14,33%, frente al 12,94% del per\u00edodo anterior. En contraste, los inmuebles clase A se mantuvieron estables, con una vacancia del 12,51%. <strong>El inventario total no present\u00f3 variaciones, sosteni\u00e9ndose en 1.980.498 m\u00b2, y el valor promedio solicitado fue de 22,38 USD\/m\u00b2.<\/strong><\/p>\n\n\n\n<p><strong>En cuanto al desglose por submercados, el Norte de GBA (77.396 m\u00b2), Microcentro (42.706 m\u00b2) y Norte CABA (42.110 m\u00b2) son los corredores con mayor superficie disponible<\/strong>. La suba de vacancia en el Norte de CABA \u2013donde se liberaron casi 19.000 m\u00b2 en este trimestre\u2013 fue un factor determinante en el desempe\u00f1o general del mercado.<\/p>\n\n\n\n<p><em>\u201cLas oficinas siguen siendo espacios clave para la conexi\u00f3n, la colaboraci\u00f3n y la cultura corporativa.
