El 2025 dej\u00f3 consolidado<\/strong> un mercado industrial y log\u00edstico m\u00e1s racional, selectivo y profesional. La din\u00e1mica cambi\u00f3: ya no alcanza con encontrar un inmueble disponible; ahora importa qu\u00e9 tan eficiente vuelve a la operaci\u00f3n<\/strong>. Y los n\u00fameros ayudan a explicar por qu\u00e9: en el segundo semestre, la vacancia<\/strong> se ubic\u00f3 en 6,88%<\/strong>, con una suba leve frente al semestre anterior, mientras la absorci\u00f3n neta<\/strong> salt\u00f3 a 137.200 m\u00b2<\/strong>, mostrando que hay movimiento, pero con criterios m\u00e1s exigentes.<\/p>\n\n\n\n

El cambio estructural <\/strong>que ya es permanente es la preferencia por activos de calidad (AAA) y por contratos m\u00e1s sofisticados. Se consolidan esquemas con foco en eficiencia, flexibilidad y previsibilidad de costos. El mercado dej\u00f3 atr\u00e1s la l\u00f3gica de absorci\u00f3n por escasez y entr\u00f3 en una etapa de evaluaci\u00f3n consciente: el ocupante mira el costo total (operaci\u00f3n + riesgos + continuidad) y el propietario defiende valor con est\u00e1ndares y contratos mejor dise\u00f1ados.<\/p>\n\n\n\n

Tendencias y drivers<\/strong><\/h4>\n\n\n\n

Si hubiera que resumir 2025 en una sola idea, ser\u00eda esta: el mercado se volvi\u00f3 m\u00e1s exigente y, por lo tanto, m\u00e1s transparente. En esa exigencia se apoyan tres tendencias que hoy funcionan como drivers.<\/p>\n\n\n\n

Por un lado, se profundiz\u00f3 la polarizaci\u00f3n del producto<\/strong>. Los activos AAA bien ubicados sostienen la demanda porque resuelven lo que la operaci\u00f3n necesita \u2014altura, playas, docks, energ\u00eda, seguridad y dise\u00f1o\u2014. En cambio, la clase B entra en una etapa de negociaci\u00f3n permanente: sin actualizaci\u00f3n, pierde competitividad y termina forzada a ajustar precio o redefinir su propuesta.<\/p>\n\n\n\n

En paralelo, aparece una demanda m\u00e1s t\u00e9cnica y profesionalizada<\/strong>. La conversaci\u00f3n ya no gira solo alrededor del alquiler: entra el layout, el costo operativo, la eficiencia energ\u00e9tica, la escalabilidad y el riesgo. La decisi\u00f3n inmobiliaria deja de ser t\u00e1ctica y pasa a integrarse a la estrategia log\u00edstica y financiera. En s\u00edntesis: un dep\u00f3sito no es un \u201ctecho\u201d, es performance.<\/p>\n\n\n\n

Y todo esto desemboca en un tercer driver: un desarrollo m\u00e1s cauteloso y focalizado<\/strong>. Con costos de construcci\u00f3n y reposici\u00f3n elevados, se achica el espacio para lo especulativo y crece la l\u00f3gica build-to-suit<\/em> (y semi BTS), con preventa o contratos que le den sustento al proyecto. Se construye menos \u201cpor intuici\u00f3n\u201d y m\u00e1s \u201cporque la demanda ya est\u00e1 escrita\u201d.<\/p>\n\n\n\n

Demanda: un mercado que se especializa<\/strong><\/h4>\n\n\n\n

La demanda tambi\u00e9n se volvi\u00f3 m\u00e1s segmentada, y eso es una buena noticia: cuando el mercado madura, deja de buscar \u201ccualquier soluci\u00f3n\u201d y empieza a buscar \u201cla soluci\u00f3n correcta\u201d.<\/p>\n\n\n\n

En el tope, el producto AAA<\/strong> mantiene tracci\u00f3n, especialmente en parques consolidados y nodos donde la eficiencia es verificable. Se priorizan atributos operativos concretos: energ\u00eda suficiente y confiable, seguridad, docks, playas, altura \u00fatil y flexibilidad de circulaci\u00f3n. En la clase B<\/strong>, en cambio, la decisi\u00f3n es m\u00e1s sensible a precio y ubicaci\u00f3n, y la absorci\u00f3n es selectiva: lo que no ofrece un est\u00e1ndar m\u00ednimo de operaci\u00f3n termina negoci\u00e1ndose m\u00e1s (o quedando fuera del radar).<\/p>\n\n\n\n

En la \u00faltima milla<\/strong>, la demanda sigue alta por cercan\u00eda al consumo, pero crece la tensi\u00f3n con la agenda urbana: regulaciones, convivencia de usos, tr\u00e1nsito, costos y licencias sociales. No se trata solo de cercan\u00eda geogr\u00e1fica, sino de viabilidad real. A la vez, el cross-dock<\/strong> contin\u00faa ganando lugar por su impacto directo en la eficiencia de distribuci\u00f3n. Y en fr\u00edo y especialidades<\/strong>, la demanda es estructuralmente creciente, aunque con una barrera clara: inversi\u00f3n alta, reposici\u00f3n cara y requisitos t\u00e9cnicos que no admiten improvisaci\u00f3n.<\/p>\n\n\n\n

Ubicaci\u00f3n: lo que de verdad decide<\/strong><\/h4>\n\n\n\n

La ubicaci\u00f3n, por su parte, se define por atributos concretos y no por cercan\u00eda \u201cde mapa\u201d. Los factores clave son accesos reales y conectividad, infraestructura confiable, disponibilidad y costo de mano de obra, seguridad operativa y escalabilidad futura dentro del mismo nodo log\u00edstico. Y un punto cada vez m\u00e1s determinante en cualquier evaluaci\u00f3n: la carga impositiva municipal<\/strong>, que impacta directamente en el costo total de operaci\u00f3n.<\/p>\n\n\n\n

Las zonas consolidadas del GBA Norte y corredores maduros siguen concentrando demanda calificada, pero se observa crecimiento relevante en GBA Sur y Oeste, donde aparecen ecuaciones competitivas y oportunidades puntuales.<\/p>\n\n\n\n

Costos altos: menos especulaci\u00f3n, m\u00e1s contrato<\/strong><\/h4>\n\n\n\n

Lo que se ve no es un mercado frenado, sino un mercado m\u00e1s selectivo.<\/strong> Con costos de reposici\u00f3n elevados, hay menor presi\u00f3n a la baja en productos de calidad y se amplifica la brecha con activos obsoletos. De hecho, el asking rent <\/em>promedio se ubic\u00f3 en 7,41 USD\/m\u00b2<\/strong> y la diferencia por categor\u00eda es clara: clase A 8,40 USD\/m\u00b2<\/strong> frente a clase B 6,25 USD\/m\u00b2<\/strong>. En otras palabras, el mercado paga por est\u00e1ndar y por eficiencia operativa.<\/p>\n\n\n\n

En este escenario, la rentabilidad se defiende menos desde la expectativa y m\u00e1s desde el fundamento: contrato, eficiencia operativa y estabilidad del ocupante. La compresi\u00f3n de yields <\/em>no puede ser la \u00fanica historia; la historia es la calidad del flujo, la previsibilidad y el riesgo.<\/p>\n\n\n\n

Oportunidades accionables para 2026<\/strong><\/h4>\n\n\n\n

Mirando 2026, las oportunidades son concretas.<\/p>\n\n\n\n

Para ocupantes<\/strong>, el diferencial est\u00e1 en mirar m\u00e1s all\u00e1 del alquiler: optimizar layout<\/em>, consolidar operaciones y negociar contratos eficientes en activos bien dise\u00f1ados puede reducir el costo log\u00edstico total, no solo el costo inmobiliario.<\/p>\n\n\n\n

Para propietarios e inversores<\/strong>, la estrategia es clara: upgrades selectivos (energ\u00eda, docks, seguridad, flexibilidad) sostienen ocupaci\u00f3n y valor. En un mercado profesional, la mejora \u201cquir\u00fargica\u201d vale m\u00e1s que la promesa general.<\/p>\n\n\n\n

Para desarrolladores<\/strong>, la consigna es disciplina: ubicaciones probadas, proyectos escalables y esquemas BTS, evitando desarrollos especulativos en zonas secundarias sin demanda asegurada.<\/p>\n\n\n\n

Tres quick wins <\/em><\/strong>se repiten en el mercado: mejoras operativas de bajo CAPEX<\/strong> (iluminaci\u00f3n, energ\u00eda, circulaci\u00f3n), flexibilidad contractual<\/strong> sin resignar renta nominal y reposicionamiento del activo<\/strong> con un objetivo claro de eficiencia y uso real.<\/p>\n\n\n\n

Los principales frenos<\/strong> siguen siendo la falta de financiamiento de mediano y largo plazo, cuellos de botella de infraestructura (accesos y energ\u00eda) y costos de reposici\u00f3n que obligan a ser selectivos. Si la estabilidad macro se sostiene y el cr\u00e9dito se normaliza, muchas inversiones hoy en an\u00e1lisis pueden destrabarse. Y si eso ocurre, el mercado va a acelerar donde siempre acelera: en proyectos nuevos, de calidad, ubicados con l\u00f3gica operativa y respaldados por contratos inteligentes<\/strong>.<\/p>\n\n\n\n
