This contraction is largely due to the release of large areas in the northern area of CABA.<\/strong><\/p>\n\n\n\n<p><em>\u201cThe market shows a pause after months of recovery, but demand remains latent. Companies are still looking for quality, albeit with more strategic decisions and a prudent long-term approach,<\/em> explained <strong>Juan Manuel Farola<\/strong>, Commercial Manager of Colliers Argentina.<\/p>\n\n\n\n<p>During the quarter, class A+ buildings accounted for the highest vacancy, with 185,852 sq m available and a vacancy rate of 14.33%, compared to 12.94% in the previous period. In contrast, Class A properties remained stable, with a vacancy rate of 12.51%. <strong>The total inventory remained unchanged at 1,980,498 m\u00b2, and the average asking value was USD 22.38\/m\u00b2.<\/strong><\/p>\n\n\n\n<p><strong>As for the breakdown by submarkets, the North of GBA (77,396 m\u00b2), Microcentro (42,706 m\u00b2) and North CABA (42,110 m\u00b2) are the corridors with the largest available surface area.<\/strong>. The rise in vacancy in the North of CABA - where almost 19,000 sq m were released in this quarter - was a determining factor in the overall market performance.<\/p>\n\n\n\n<p><em>\u201cOffices remain key spaces for connection, collaboration and corporate culture. The challenge now is to offer environments that accompany organisational transformation, with a focus on flexibility, efficiency and wellbeing\u201d.\u201d<\/em>, he added <strong>Street lamp.<\/strong><\/p>\n\n\n\n<p>This balance marks the end of the year with mixed signals, but with solid fundamentals that anticipate a 2026 with new opportunities.
