Seg\u00fan el \u00faltimo informe elaborado por Colliers Argentina, la vacancia descendi\u00f3 a <strong>14,46%<\/strong>, marcando una baja de <strong>1,37 puntos porcentuales<\/strong> respecto del trimestre anterior.<br><\/p>\n\n\n\n<p>The <strong>absorci\u00f3n neta fue de 32.720 m\u00b2<\/strong>, el nivel m\u00e1s alto de los \u00faltimos per\u00edodos, impulsado principalmente por operaciones en edificios clase A+ que concentraron el 83% de la demanda. Este segmento se consolida como el preferido por las compa\u00f1\u00edas que buscan activos premium en ubicaciones estrat\u00e9gicas, en un contexto en el que la modalidad h\u00edbrida redefine el uso de los espacios de trabajo.<\/p>\n\n\n\n<p><em>\u00abDurante el segundo trimestre observamos un crecimiento sostenido en la absorci\u00f3n de metros cuadrados, impulsado principalmente por empresas que buscan consolidar su presencia en ubicaciones estrat\u00e9gicas. La recuperaci\u00f3n gradual de la demanda confirma que el mercado de oficinas premium en Buenos Aires mantiene un atractivo diferencial frente a otras alternativas\u00bb<\/em>, explic\u00f3 <strong>Juan Manuel Farola, Gerente Comercial de Colliers Argentina<\/strong>.<\/p>\n\n\n\n<p>Por submercado, <strong>Norte CABA<\/strong> concentr\u00f3 la mayor absorci\u00f3n neta con m\u00e1s de <strong>19.500 m\u00b2<\/strong> ocupados durante el trimestre. <strong>Norte GBA<\/strong> registr\u00f3 una absorci\u00f3n de <strong>7.424 m\u00b2<\/strong>, while <strong>Puerto Madero<\/strong> aport\u00f3 <strong>4.355 m\u00b2<\/strong> y el <strong>Microcentro<\/strong> sum\u00f3 <strong>2.560 m\u00b2<\/strong> adicionales. La absorci\u00f3n fue fuertemente impulsada por el desempe\u00f1o de tres edificios: dos alquilados en <em>block<\/em> y un tercero con una ocupaci\u00f3n del 50%, ubicados en los submercados de <strong>Norte CABA<\/strong>, <strong>Microcentro<\/strong> y <strong>Macrocentro Sur<\/strong>.<\/p>\n\n\n\n<p>En cuanto a precios, el <strong>asking rent promedio<\/strong> descendi\u00f3 levemente en <strong>0,41 USD\/m\u00b2<\/strong>, situ\u00e1ndose en <strong>22,32 USD\/m\u00b2<\/strong>.
