Este aumento refleja la creciente demanda de inmuebles log\u00edsticos en el pa\u00eds.<\/p>\n\n\n\n<p class=\"has-text-align-left\" style=\"font-size:18px\"><strong>Uno de los aspectos m\u00e1s destacados del informe es la disminuci\u00f3n de la tasa de vacancia, que pas\u00f3 del 4,77% al 2,71%.<\/strong> Alejandro Bartra, broker senior de industrias en Colliers Argentina, coment\u00f3:&nbsp; \u00abLa reducci\u00f3n en la tasa de vacancia indica una fuerte demanda en el sector log\u00edstico, impulsada principalmente por la&nbsp; evoluci\u00f3n en los patrones de consumo y la limitada disponibilidad de nuevos espacios, \u00e9sto gener\u00f3 un entorno favorable para los desarrolladores e inversores en el sector\u00bb.<\/p>\n\n\n\n<p class=\"has-text-align-left\" style=\"font-size:18px\">Durante el primer semestre, <strong>se contabilizaron 62.048 m\u00b2 ofertados en alquiler.<\/strong> Al desglosar la disponibilidad por categor\u00eda del inmueble, se observa que los Centros Log\u00edsticos de clase B presentaron una vacancia del 3,93%, mientras que los de clase A mostraron una vacancia del 2,36%.<\/p>\n\n\n\n<p class=\"has-text-align-left\" style=\"font-size:18px\">El informe destaca una<strong> absorci\u00f3n neta positiva de 66.036 m\u00b2<\/strong>. Tanto los centros log\u00edsticos clase A como los B registraron valores positivos de absorci\u00f3n neta, con 34.500 m\u00b2 y 31.536 m\u00b2, respectivamente. Bartra agreg\u00f3: \u00abEstos n\u00fameros reflejan el inter\u00e9s de inversores en el mercado log\u00edstico argentino y la continuidad de proyectos en diversas regiones del pa\u00eds, impulsados por la necesidad de los usuarios de espacios log\u00edsticos adecuados con la mayor cantidad de servicios posibles\u00bb.<\/p>\n\n\n\n<p class=\"has-text-align-left\" style=\"font-size:18px\">The <em>Asking Rent <\/em>promedio para <strong>naves industriales tambi\u00e9n mostr\u00f3 una tendencia al alza<\/strong>, pasando de 5,67 USD\/m\u00b2 en el segundo semestre de 2023 a 5,89 USD\/m\u00b2 en el primer semestre de 2024. La oferta de naves industriales se relev\u00f3 a partir de las propiedades publicadas en diversos portales por brokers inmobiliarios en CABA y GBA, considerando una muestra de 71 naves de diversos tama\u00f1os, desde 3.000 hasta 20.000 m\u00b2.<\/p>\n\n\n\n<p class=\"has-text-align-left\" style=\"font-size:18px\"><strong>En cuanto a los terrenos en parques industriales, el informe revela variaciones en los precios promedio por zona. <\/strong>En el <strong>Norte de GBA<\/strong>, hubo una disminuci\u00f3n en el <em>asking price <\/em>promedio de 129,93 USD\/m\u00b2 en el segundo semestre de 2023 a 124,05 USD\/m\u00b2 en el primer semestre de 2024. En el <strong>Oeste de GBA<\/strong>, the <em>asking price<\/em> promedio se mantuvo estable en 100,43 USD\/m\u00b2. En el <strong>Sur de GBA,<\/strong> se observ\u00f3 una ligera baja en el <em>asking price<\/em> promedio, de 107,41 USD\/m\u00b2 en el segundo semestre de 2023 a 106,84 USD\/m\u00b2 en el primer semestre de 2024.<\/p>\n\n\n\n<p class=\"has-text-align-left\" style=\"font-size:18px\">El informe de Colliers Argentina para el primer semestre de 2024 evidencia un mercado industrial y log\u00edstico en crecimiento, con una demanda y una ligera recuperaci\u00f3n en los precios de alquiler.
