{"id":6714,"date":"2024-07-23T10:10:48","date_gmt":"2024-07-23T13:10:48","guid":{"rendered":"https:\/\/empatiacomunidad.com.ar\/?p=1726"},"modified":"2024-07-23T10:10:48","modified_gmt":"2024-07-23T13:10:48","slug":"colliers-argentina-ultimo-informe-de-oficinas-que-corresponde-al-segundo-trimestre-de-2024","status":"publish","type":"post","link":"https:\/\/empatiacomunidad.com\/eng\/colliers-argentina-ultimo-informe-de-oficinas-que-corresponde-al-segundo-trimestre-de-2024\/","title":{"rendered":"Colliers Argentina:  \u00faltimo informe de oficinas que corresponde al segundo trimestre de 2024.\u00a0"},"content":{"rendered":"<p><em>Seg\u00fan el nuevo informe de Colliers Argentina, que corresponde al segundo trimestre de 2024,\u00a0 los valores promedio de alquiler solicitados se mantuvieron estables, mientras que la tasa de vacancia present\u00f3 un m\u00ednimo descenso.\u00a0\u00a0<\/em><\/p>\n\n\n\n<figure class=\"wp-block-image size-large\"><img decoding=\"async\" src=\"https:\/\/empatiacomunidad.com\/wp-content\/uploads\/2024\/07\/Captura-de-pantalla-2024-07-22-a-las-11.44.16%E2%80%AFa.-m-1024x567.png\" alt=\"\" class=\"wp-image-1727\"\/><\/figure>\n\n\n\n<p>Al cierre de este trimestre, el <strong>inventario de oficinas premium registr\u00f3 un leve incremento con la incorporaci\u00f3n de oficinas en el Norte de CABA, alcanzando los 1.900.547 m<\/strong><strong><sup>2<\/sup><\/strong><strong>. <\/strong>La superficie nueva ingresada al stock fue de 10.457 m<sup>2<\/sup>.<\/p>\n\n\n\n<p>A su vez, los<strong> valores promedio de alquiler solicitados (22,4 USD\/m2) y la tasa de vacancia (16,8%) disminuyeron casi imperceptiblemente<\/strong>, en comparaci\u00f3n con el per\u00edodo anterior.<\/p>\n\n\n\n<p>A nivel de la oferta, el mercado de oficinas premium registr\u00f3 un leve descenso en la tasa de vacancia, posicion\u00e1ndose en un 16,82%, y se contabilizaron 319.635 m<sup>2<\/sup> ofertados en alquiler.<\/p>\n\n\n\n<p><strong>\u201cLa disponibilidad analizada seg\u00fan la categor\u00eda de los inmuebles indica que la mayor vacancia se presenta en los edificios clase A+, con el 18,30%, sobre un volumen ofertado de 225.757 m<\/strong><strong><sup>2<\/sup><\/strong><strong>. Por su parte, los inmuebles clase A registraron una vacancia del 14,07% (en 93.878 m<\/strong><strong><sup>2<\/sup><\/strong><strong>)\u201d, sostiene Juan Farola, gerente comercial de Colliers.<\/strong><\/p>\n\n\n\n<p>En cuanto a la <strong>tasa de vacancia,<\/strong> se puede observar que el submercado con la tasa<strong> m\u00e1s baja<\/strong> es el <strong>Macrocentro Norte (1,80%),<\/strong> con una superficie disponible para alquiler de 640 m<sup>2<\/sup>, <strong>seguido de Plaza San Mart\u00edn (3.99%)<\/strong>, con 3.607 m<sup>2 <\/sup>\u00a0de superficie disponible. Por otra parte, la<strong> tasa de vacancia m\u00e1s alta se encuentra en el Macrocentro Sur (30,98%)<\/strong>, con 35.470 m<sup>2<\/sup> de superficie disponible para alquilar.<\/p>\n\n\n\n<p>Pero, <strong>si analizamos las tres zonas que poseen mayor superficie disponible para alquilar<\/strong> notamos que Puerto Madero est\u00e1 primera con 74.004 m<sup>2<\/sup>, le sigue el corredor Norte de GBA con 67.565 m<sup>2 <\/sup>y el tercer puesto es para el Microcentro con 47.124 m<sup>2<\/sup>.<\/p>\n\n\n\n<p>\u201cEn cuanto al comportamiento de la demanda podemos notar que al cierre de este per\u00edodo, la <strong>absorci\u00f3n neta del mercado exhibi\u00f3 un saldo negativo de 77 m<\/strong><strong><sup>2<\/sup><\/strong><strong>.<\/strong> <strong>&nbsp;Sin embargo, en la categor\u00eda de inmuebles de clase A+ la absorci\u00f3n neta fue positiva de 9.997 m<\/strong><strong><sup>2<\/sup><\/strong><strong>, mientras que los edificios de clase A presentaron un saldo negativo de 10.075 m<\/strong><strong><sup>2<\/sup><\/strong>\u201d, explic\u00f3 Farola.<\/p>\n\n\n\n<p>Con respecto al<em> <\/em><strong><em>Asking Rent p<\/em><\/strong><strong>romedio<\/strong> del mercado<strong> descendi\u00f3 apenas un 0,2%<\/strong>, situ\u00e1ndose en los <strong>22,4 USD\/m<\/strong><strong><sup>2<\/sup><\/strong>. Los inmuebles de <strong>categor\u00eda A+ <\/strong>presentan un precio promedio de <strong>23,62 USD\/m<\/strong><strong><sup>2<\/sup><\/strong><strong> <\/strong>y los de <strong>clase A de 19,5 USD\/m<\/strong><strong><sup>2<\/sup><\/strong><strong>.<\/strong><\/p>\n\n\n\n<p>En el an\u00e1lisis de los submercados, se observan diferentes variaciones de precios.
