Por su parte, los valores de alquiler solicitados se mantuvieron estables mientras que la tasa de vacancia present\u00f3 un leve descenso. <strong>&nbsp;It is estimated that more than 150,000 m\u00b2 of new office space will be added by 2024, which would imply a growth of 8% over the current stock.<\/strong><\/p>\n\n\n\n<p><strong>El mercado de oficinas premium registr\u00f3 una leve descenso en la tasa de vacancia, posicion\u00e1ndose en un 16.9%. Se contabilizaron 319.557 m\u00b2 ofertados en alquiler.<\/strong><\/p>\n\n\n\n<p>\u201cSi se discrimina la disponibilidad seg\u00fan categor\u00eda de inmueble, se puede verificar que l<strong>a mayor vacancia se presenta en los edificios A+, alcanzando el 19.1% (235.755 m\u00b2).<\/strong> Por su parte, los inmuebles clase A expusieron una vacancia del 12.7% (83.802 m\u00b2)\u201d, sostuvo Juan Manuel Farola, gerente comercial de Colliers Argentina.<\/p>\n\n\n\n<p>Con respecto a la <strong>absorci\u00f3n neta del mercado<\/strong> exhibi\u00f3 un saldo positivo de 4.361 m\u00b2.&nbsp; Discriminando la categor\u00eda de inmuebles, los de clase A+ arrojaron una absorci\u00f3n neta negativa de &#8211; 344 m\u00b2, mientras que los de Clase A presentaron un saldo positivo de 4.706 m\u00b2.<\/p>\n\n\n\n<p>Se visualiza que el <strong><em>asking rent<\/em><\/strong><strong> promedio<\/strong> del mercado se mantuvo <strong>estable<\/strong>, situ\u00e1ndose en los <strong>22.6 USD\/m\u00b2.<\/strong>&nbsp; Si examinamos los inmuebles de categor\u00eda A+ presentan un precio promedio de 23.9 USD\/m\u00b2,&nbsp; y los de clase A de 18.9 USD\/m\u00b2\u201d, &nbsp;afirman desde Colliers.<\/p>\n\n\n\n<p>Analizando los submercados podemos observar que los precios var\u00edan de acuerdo a su geolocalizaci\u00f3n.
