Por su parte, el stock actual de oficinas crecer\u00e1 un 16% entre 2023 y 2024.\u00a0<\/em><\/p>\n\n\n\n<p><strong>La empresa inmobiliaria corporativa<\/strong> presented the <strong>latest office report<\/strong> correspondiente al<strong> tercer trimestre de 2023<\/strong>. Al cierre del \u00faltimo trimestre se registr\u00f3 el ingreso de un nuevo inmueble al inventario de oficinas premium, mientras que los valores de alquiler solicitados se mantuvieron estables.<\/p>\n\n\n\n<p>Seg\u00fan Colliers, el mercado de oficinas premium registr\u00f3 una leve descenso en la tasa de vacancia, posicion\u00e1ndose en un 17,3%. Se contabilizaron 327.594 m\u00b2 ofertados en alquiler. <strong>Se estima la incorporaci\u00f3n de m\u00e1s de 300.000 m\u00b2 de nuevas oficinas entre lo que resta del 2023 y el 2024, lo que implicar\u00eda un crecimiento del 16% sobre el stock actual.<\/strong><\/p>\n\n\n\n<p>\u201cSi se discrimina la disponibilidad seg\u00fan categor\u00eda de inmueble, se puede verificar que la mayor vacancia se presenta en los edificios A+, alcanzando el 19,3% (238.611 m\u00b2). Por su parte, los inmuebles clase A expusieron una vacancia del 13,6% (88.983 m\u00b2)\u201d sostuvo Juan Manuel Farola, gerente comercial de Colliers Argentina.<\/p>\n\n\n\n<p>Al cierre de este per\u00edodo,<strong> la absorci\u00f3n neta del mercado exhibi\u00f3 un saldo positivo de 1.736 m\u00b2.<\/strong> Con respecto a la categor\u00eda de inmuebles, los clase A+ arrojaron una absorci\u00f3n neta negativa de &#8211; 912 m\u00b2, mientras que los A presentaron un saldo positivo de 2.648 m\u00b2.<\/p>\n\n\n\n<p>Seg\u00fan el \u00faltimo reporte,\u201c<strong>The market average Asking Rent remained stable.<\/strong>, situ\u00e1ndose en los 22,6 USD\/m\u00b2.
