Por su parte, el <strong>asking rent del mercado registr\u00f3 un leve ascenso<\/strong> mientras que la<strong> tasa de vacancia present\u00f3 un considerable descenso.<\/strong><\/p>\n\n\n\n<p>Seg\u00fan Colliers, la tasa de vacancia se ubic\u00f3 en 1,79%, continuando con su propensi\u00f3n a la baja.<strong> Se contabilizaron 16.884 m\u00b2 ofertados en alquiler. <\/strong>Los corredores con mayor tasa de vacancia fueron: Alicia M. de Justo con un 6,82%; Corrientes con un registro de 4,42% y Florida con una marca de 3,90%.<\/p>\n\n\n\n<p><strong>En el caso de Florida, este se posiciona como el corredor con m\u00e1s superficie disponible<\/strong> (10.260 m\u00b2) y el mayor n\u00famero de locales en alquiler (12). \u201cSi lo comparamos con el periodo previo, tanto los metros ofertados como la cantidad de locales libres se vieron disminuidos en un 31,21% y 58,62% respectivamente\u201d sostiene Marcelo Zuliani, broker especializado en el \u00e1rea de retail de Colliers Argentina.&nbsp;<\/p>\n\n\n\n<p>Durante el \u00faltimo per\u00edodo analizado, la tasa de rotaci\u00f3n se situ\u00f3 en un 3.25 %, continuando con la inclinaci\u00f3n descendente observada desde el segundo semestre de 2021.&nbsp; En cuanto a rubros, Indumentaria y Accesorios (49,83%) y Gastronom\u00eda (15,36%) contin\u00faan con la tendencia a ocupar la mayor porci\u00f3n del mercado, sumando el 65.19% del inventario actual.<\/p>\n\n\n\n<p>El Asking Rent promedio del mercado de Retail se situ\u00f3 en 28,46 USD\/m\u00b2. \u201cUn dato significativo, semejante a lo expuesto en el semestre previo, fue el incremento de los metros ofertados en pesos que representaron el 66,66% del total de la disponibilidad, mientras que los ofertados en d\u00f3lares fueron s\u00f3lo el 33,33%\u201d comentan desde Colliers.<\/p>\n\n\n\n<p>For further information, please contact <a href=\"https:\/\/colliers-national-marketing.preview.ceros.com\/reporte-retail-s1-2023\/page\/page-647f8f164ce64\">Reporte Colliers<\/a><\/p>\n\n\n\n<p><strong>About Colliers<\/strong><\/p>\n\n\n\n<p>In Argentina, Colliers has more than 60 years of experience in the local market, providing real estate services to local and international companies in the most important cities of the country and neighbouring countries.
